ROOFING CARE

5 Signs Your Roof Deserves a Closer Look

From recurring leaks to visible wear, learn what to discuss before deciding on repair or replacement.

1. A New or Recurring Leak

A stain or drip deserves attention even when the roof looks unchanged from outside. Record where and when the problem appears, including any relationship to rain or wind. The entry point may require investigation; do not assume the visible interior stain identifies the exact exterior source.

2. Shingles That Look Different

Missing, cracked, or curled shingles are reasons to arrange a review. Share photos taken from a safe location and note when you first noticed the change. The extent and cause matter when deciding whether targeted work or a broader replacement makes sense.

3. Changes Around Roof Connections

Visible changes around roof-to-wall intersections, penetrations, or roof edges should be included in the conversation. Ask the contractor to explain the condition of these connections alongside the main roofing material. A useful scope addresses the affected details rather than only the visible surface.

4. The Same Repair Keeps Returning

Repeated work in one area may justify a more complete review of the condition and previous repairs. Bring any invoices or photos you have. Ask what the proposed work will address and what limitations remain, so another repair is a considered choice rather than a routine repeat.

5. Wear Across Several Areas

A roof with concerns spread across multiple areas may warrant a replacement discussion. Age is part of the history, but it should not be the only basis for a recommendation. Request documented findings and compare the scope, product, preparation, and written terms before deciding.
